Re-Roofing:

History

When metal roofs get to a point where they can no longer be repaired, they are in need of a complete Re-Roof. Many years ago, as far back as the late 19th century, all galvanized corrugated roofing sheets were made from wrought iron. The process of galvanizing requires the sheets to be hot dipped in molten zinc. From 1890 to around 1910 the steel making and processing methods got substantially better and as a consequence, Mild Steel replaced wrought iron as the material of choice. Galvanized Steel has a limited life span due to its oxidizing properties, and if not looked after correctly can corrode easily.

The manufacture and use of this galvanized steel product continued to be the only metal roofing material until about 1976. BHP had introduced a new coating to their product consisting of half Zinc and half Aluminum. They called this product ZINCALUME®. Galvanized steel is still produced today however ZINCALUME® is a much more widely used product. Both products are available in an oven baked, pre-painted finish which provides for much longer lasting durability and colour fastness.

Process

Old roofing materials removed

After carefully deciding on your desired metal roofing product, including your gutters, flashings and downpipes and your choice of colour, it’s time to remove the old roofing material. A Job Safety Analysis (JSA) is completed prior to job commencement in order to facilitate the most assured and practical way to undertake the project. Safety railing is often a mandatory requirement before work starts. This is installed and the old sheeting and old guttering is removed from the roof in sections.

Typically, a small metal roof can be striped and relayed in one day however a bigger and more standard sized roof would have to be done in two sections. A roof with tiles is usually a much more labour intensive removal project and requires more time. Most tiled roofs require two days to be able to throw off all the tiles and ridge capping. In some cases the tiles and ridge capping are salvageable and are placed on the ground for tile companies to take away, but for the most part, the tiles have seen better days and are of no use. The tiles are thrown into a large skip along with any unusable battens. Any old flashings and valley irons are thrown out.

Roofing Sheets

New roofing sheets installed

Prior to the new roofing sheets being installed, we will inspect the insulation foil under your old roof sheets. In most cases, it wasn’t common practice to use insulation. In current times, it is in the Australian standard and must be used. Having insulation under your roofing sheets stops condensation from building up underneath and leaking into your roof space. We then lay down the insulation paper and Re-batten where necessary in preparation for the roofing sheets. Ensuring that we use the longest possible lengths so long as practical to minimize any joins we lay the sheets. If the job is to be done in two sections, we make sure that the roof is left watertight at the end of the day. Any metal off cuts are taken away out of danger and placed in the skip provided. If the fascia boards are to be painted, it is recommended to be completed now while the gutters are off.

Gutters installed

Gutters, downpipes and valleys are usually installed at this stage.

Capping and Flashing installed

After the roofing sheets and gutters have been put on and roughed in, the capping and flashings are secured. Your metal roof replacement is now complete and a final inspection is carried out prior to certification.
